A New Hospital Is Coming to The Villages — And It Changes Everything for Relocating Buyers

If you've been on the fence about relocating to The Villages, here's a piece of news that might just tip the scales — and it's big.

On May 8, 2026, AdventHealth announced plans to build a brand-new 80-bed hospital right here in the southern end of The Villages. This isn't a rumor, a proposal that might go nowhere, or a line on a planning document. The land is identified. The partners are named. The timeline is set. And for anyone considering a move to the world's largest 55+ community, this development deserves your full attention.

Let me break it all down — what's being built, where, when, and most importantly, why it matters to you as someone thinking about making The Villages your next home.

What's Being Built: Legacy Place

The hospital is the cornerstone of a much larger project called Legacy Place — a 700-acre, mixed-use development being developed along Florida's Turnpike near County Road 470 and Central Parkway. Think of it as The Villages' new southern gateway.

This isn't just a healthcare campus. Legacy Place is being designed as a full-scale destination, expected to include:

  • An 80-bed AdventHealth hospital with emergency and surgical services, anchoring 25 acres of the development
  • Retail and dining — walkable, with shops and restaurants described as "premier, unique-to-market"
  • Business and wellness space
  • Walkable public areas that connect the entire campus

At full build-out, Legacy Place is expected to include approximately 3 million square feet of development spanning nearly three miles along the Turnpike. That's not a strip mall. That's a community asset on a regional scale.

Who's Behind It?

This project brings together three serious players, which matters for credibility and long-term execution:

AdventHealth is a faith-based, nationally recognized health system that currently operates 33 hospitals and 27 freestanding emergency facilities across Florida alone. Locally, they already serve our region through AdventHealth Waterman (in Tavares) and AdventHealth Ocala. They have deep roots here and an established reputation.

Benderson Development is one of the largest privately held real estate development companies in the country, with more than 1,000 properties and 55 million square feet of space across 40 states. These are not newcomers trying their hand at something big — they build big things for a living.

The Villages itself is a co-partner in this project, with Robert Chandler IV, CEO of The Villages, calling it "an amazing opportunity" and affirming that AdventHealth "will have a significant impact on the health and well-being of our Villagers and the surrounding area."

When the community's own leadership is this publicly enthusiastic, it signals genuine alignment — not just a press release.

The Timeline You Need to Know

Here's how the rollout is currently expected to unfold:

  • 2027 — Construction on the hospital begins; early retail and mixed-use components of Legacy Place begin to open
  • 2030 — AdventHealth hospital opens its doors

Yes, the hospital is a few years out. But Legacy Place itself starts taking shape in 2027 — meaning the southern corridor of The Villages is going to look and feel very different within the next couple of years.

If you're buying a home today, you're not waiting on this. You're buying ahead of it.

Why This Matters If You're Relocating

I talk to people every single week who are considering The Villages. And I'll be honest — one of the most common concerns I hear isn't about golf courses or amenity fees or which neighborhood has the best pickleball courts.

It's healthcare.

"What happens if I need something serious done?" "What are my options if I need surgery?" "How far would I have to drive for a specialist?" These are the real questions. And they're smart questions.

Right now, Villages residents primarily access full-service hospital care through AdventHealth Waterman in Tavares or venture into Ocala or Leesburg. Those are manageable drives — but they're drives. And as the community continues to grow (more on that in a moment), the demand for on-site or near-on-site hospital care is only increasing.

The Legacy Place hospital changes the calculus. An 80-bed facility with emergency and surgical services — positioned at the southern end of The Villages, connected to a full lifestyle campus — represents exactly the kind of infrastructure investment that makes a 30-year decision feel like a sound one.

As Rob Deininger, CEO of AdventHealth's East Florida Division, put it: "We're planning for what families will need not just today, but years from now, making sure the medical infrastructure keeps pace with the lives being built here."

That's the kind of forward thinking that should give relocating buyers real confidence.

The Growth Story Behind the Decision

AdventHealth doesn't build hospitals in places that aren't growing. The Wildwood–The Villages metropolitan area has seen its population grow by nearly 20% over the last four years — making it one of the fastest-growing regions in the entire country.

The Villages itself is already home to more than 160,000 residents across 30,000+ acres spanning Lake, Sumter, and Marion counties. And the southern end — where Legacy Place will be built — is where much of the newest residential development is happening right now.

That growth trajectory isn't slowing down. It's the very reason this investment is being made.

AdventHealth Is Already Expanding in the Region

The new hospital isn't happening in isolation. AdventHealth is making a regional push across Central Florida, and the moves they're making now are laying the groundwork for the Legacy Place anchor:

  • A new freestanding emergency department in Fruitland Park is set to open later in 2026 — just miles from The Villages' northern edge
  • New pediatric and women's care locations are opening in Middleton

The hospital isn't their moonshot. It's the capstone on an already-expanding regional footprint.

What This Means for Home Values

I want to be careful here — I don't make guarantees about real estate values, and no one should. But as both a Realtor and a Licensed Home Inspector who lives and works in The Villages every day, I can tell you what tends to happen when major, well-capitalized infrastructure gets announced in a fast-growing community:

It draws attention. It builds confidence. And it tends to make the surrounding real estate look more attractive to people who were already on the fence.

A 700-acre mixed-use development anchored by a nationally recognized hospital system, developed by one of the country's largest real estate firms, in partnership with The Villages itself — that's not a minor footnote. That's a decade-defining investment in the community's future.

If you're comparing The Villages to other 55+ communities across Florida, this news puts a serious marker on the board.

The Bottom Line

The Villages has always had the lifestyle — the golf, the entertainment, the golf cart streets, the nightly events, the sense of community that's hard to find anywhere else. Now, the healthcare infrastructure is catching up to match.

Legacy Place and the AdventHealth hospital represent the kind of long-term planning that should give relocating buyers genuine peace of mind. You're not moving to a community that's peaked. You're moving to one that's still building.

If you're thinking about making The Villages your next chapter, I'd love to walk you through what this means on a neighborhood-by-neighborhood basis — which areas are closest to Legacy Place, which home styles fit your budget and lifestyle, and what the buying process actually looks like in this market.
